THREE DAY NOTICE AND EXPLANATION CASE

This case is the culmination of an on going campaign of abuse, humiliation and harassment by the landlady on a disabled lady.In order to force her to move. (In a rent controlled district.) Ms.Mobasser signed her lease with these apartments in 1996. Always paying her rent on time. And never any problems until Mr.Wolf, manager then and owner, retired and his daughter took control.

Even the most basic requests of maintenance was met with one word: MOVE.
Once when water was leaking from the ceiling, requests to fix it were ignored until the entire ceiling fell on Ms.Mobasser herself. And her belongings soaked. At this point Ms.Mobasser called LAHA. Once the landlady knew of this she immediately repaired the ceiling and begged Ms.Mobasser to call them off. That is only one instance. There are many and proof of such which always were met with "MOVE" causing much anguish to Ms.Mobasser as she suffers from Agoraphobia and her home of more than seventeen years was her refuge.(California Civil Code 1940.2. 3)

The first three day notice was filed in 2012 with claims of no access to tenant's apartment. Even though those charges were false. The judge a pro landlord judge granted the eviction. Ms. Mobasser went before another judge and was granted the right to stay in her apartment. Ms.Mobasser had to pay a huge attorney's fee as well as the fees of the landlady's attorney.  But the landlady's harassment and abuse never ceased just carried forward with higher ambitions as can be proven in part by signed declarations of former managers. Thus came the conspirarcy and the conveniently just arrived tenant living below Ms. Mobasser. 

    The claims made in this case are the most ridiculous. That its absurd that any grown man or woman would pretend to believe them. Yet, they never questioned the ridiculous claims. Never sought to discover how it was that a tenant could be responsible for water pouring into the inner wall of her apartment. Never mention that the responsibility for such was the Landlady. Responsible for an air cond. that was 46 years old and never maintained. Never mention that even calling upon the landlady to make normal repairs was met with the threat of eviction. 

Never mentioned that plants were normal thru out the apartments and that
its impossible for the tenant below would be awakened by someone watering plants but not be awakened by rain or loud parties or how stupid it was for someone to run outside and get wet by someone watering plants..THUS the conspiracy. And just reading the deposition of main witness Deb Daly will show you the clues to the conspiracy ( and never impeached by an inept attorney for Afsaneh. )   then there was the Judge who has the record of 
ruling for the landlord no matter the evidence. Please read all posted here and judge for yourself. Start with the deposition of Deb Daly who was able to take
her deposition in her apartment when she is five minutes from the courthouse and available.  A conspiracy in the first degree. I have placed the documents in sequence but I believe you will see the absurd allegations and the incredulous mistreatment of Ms. Mobasser by the Landlady's attorney.

One of the ridiculous allegations was that Ms. Mobasser while watering her plants caused water to come inside her apartment and into her inner walls. Not rain...just the water from a small plant waterer. this is an explanation of how that is not possible but only due to landlady lack of maintenance. And an air cond. over forty years old.


The two possible causes are 1) actual leak of rainwater from the outside or 2) condensation, which is a normal byproduct of the air conditioning process but should be dripping outside your home, not into your wall! Since the amount of condensation increases as the relative humidity outside increases, you are correct to wonder whether there is a connection between the humidity and the leakage.
You can locate the source of a rain leak by making a visual examination of any weatherstripping or caulking around the outside of the machine itself, or the sleeve that the "works" of the AC slides into. If you find any gaps or openings in the caulk, you can scrape out the old caulk and replace it.
If there is a rain gutter over the AC unit, make sure that it is not blocked. If the gutter were to overflow you could get leakage around the AC or through the air vents in the frame even if the caulking seems OK due to the sheer volume of water!
As I mentioned, the condensate from the AC normally flows to the outside and exits the frame via weep holes in the frame (or pan). Some have preinstalled rubber plugs underneath the pan, designed to allow condensate flow. Some have accessory kits that allow you to install a hose to redirect this condensate in dripping straight downward is not acceptable.

If the condensate exit holes are blocked, water can build up in the bottom of the pan and potentially leak out where it shouldn't! You will have to examine your unit to see where these weep holes are and if they are blocked. The usual culprits are rust or paint chips that drop into the pan and block the weep holes. This could also account for the sudden dripping!
AC units that slide into a preinstalled through-the-wall sleeve are often installed level. The body (and tray) must be installed at a slight downward angle towards the outside. Were the unit to somehow change level, it is possible that the condensate would instead build up in the bottom of the frame and leak into the walls. The only way to know for sure is to put a level on the frame to see if it is level. If shifting has occurred you will need to modify the mounting (either inside or outside) to restore the downward tilt.
To your other issue, the loss of cooling power is definitely attributable at least in part to the increased humidity. Some of the cooling energy is being used up drying up the moist air in your home. Dust on the cooling coils would also cause loss of cooling power, and would worsen with increased humidity as the dust holds the moisture, producing a damp insulating blanket on the coils.
Finally, mechanical problems with the coolant pump and/or a loss of coolant pressure are other possible causes that should be investigated. Aside from the problems mentioned are the health problems related to moisture build up inside walls which can cause dangerous mold. Apart from that are the sky rocket of electrical bill .
