Declaration of Roma Nozadze

I, Roma Nozadze, have personal knowledge of the facts contained in this declaration, and if asked to testify, I could and would competently testify there to: 

I was the resident manager of the 54-unit apartment building at 115 North Doheny Dr., Los Angeles, CA 90048, from March of 2009 to August of 2011.  

During the time I was the manager, every time a tenant would move out of their unit, Wolf and Associates, the owner manager of the Property, would do extensive and substantial renovations to the vacated units, which would take at a minimum two months to complete. Such renovation generally included installation of new kitchen and bathroom cabinets, sinks, and granite counter tops, new expensive Delta faucets, new wall-mounted microwave oven combinations, as well as marble floors in the dining areas and/or living rooms, new quality carpets in the bedrooms and stairs, fancy wall paintings; and especially in the third floor apartments, new packaged heat- pump air conditioning units  would be installed on the roof top which required digging through the cement and creating through ways in the ceilings , turning the units into high- end luxury apartments.  At no point in time any units were shown to potential tenants before the renovations were fully completed, and certainly no vacant apartments were ever rented before the completion of all of the renovations.

Rosalie Rubaum accepted only a certain kind of tenant, successful American men.  I was told to quote a higher amount of rent to African Americans, Hispanics, Russians, Persians, all non Americans, the elderly, people with children, etc. as to discourage them from renting the apartments.

In addition, when I was hired, Rosalie Rubaum of Wolf and Associates told me that she had been looking for an excuse to evict Afsaneh Mobasser, so as to rent her apartment for a considerably higher amount.
